‘KDMC needs to work like BMC’

As Kalyan-Dombivali are set get to their new mayor soon, developers from the area feel that the Kalyan-Dombivali Corporation (KDMC) needs to take various steps like that of

the Brihanmumbai Municipal Corporation’s (BMC) single window system and online approvals for construction of new projects. Developers feel that Kalyan is proposed as a smart city and further to decongest the real estate market of Mumbai, Kalyan and Dombivali deserve more attention from the KDMC.

Ankit Wadhwa, director, Wadhwa Group, said, “Today there is availability of land in abundance, but it is being used as dumping grounds by the KDMC. Though there is land available we do not get approvals for constructing buildings on it because half of them are embroiled in litigation or are encroached by the mafia. Kalyan has been proposed as a smart city, but there are still no plans for metro connectivity in the Kalyan and Dombivali areas. At any given time if we need to boost the real estate sector anywhere in the country there has to be infrastructure. KDMC has not been able to give us proper roads till now. In such a situation how can we expect it to become a smart city ”

Mumbai Metropolitan Region Development Authority (MMRDA) is studying the possibilities for a Thane-Bhiwandi-Kalyan monorail. Apart, from this, MMRDA has plan for a multi-modal corridor from Virar to Alibaug, which would pass through Kalyan. This corridor would be 126-km long and will connect NH-8, Bhiwandi bypass, NH-3, NH-4, NH-4B and Mumbai-Pune Expressway.

Praful Shah, president, MCHI Kalyan-Dombivali, said, “With steep residential property prices in Mumbai, the Kalyan-Dombivali region has been witnessing significant real estate development, but KDMC should adopt policies on the lines of the BMC. It takes six to seven months for us to get approvals and the administration in KDMC is corrupt. They should introduce a one-window system and online approvals for construction of new projects.”

He further added, “There is a lot of migration today in Mumbai and to further decongest the real estate market of Mumbai, these areas need special attention from the KDMC and the state government.”Maharashtra Industrial Development Corporation (MIDC) has developed a big industrial complex around Dombivali. Kalyan junction is currently one of the major railway stations on the central line of the Mumbai suburban rail network.
