A long-pending demand of redeveloping 56 Mhada colonies in the city has finally been addressed after chief minister Devendra Fadnavis made a public announcement about the same on Friday. The CM unveiled a new housing policy, paving the way for the redevelopment of the Mhada colonies.
“The developer will be given floor space index (FSI) of 3 for the colonies after amendments are made to development rules. The additional one FSI would be given to the colonies so that Mhada can get additional housing stock. The permission for the development will be given in partnership with Mhada,” the policy said. The decision has been taken to overcome a space crunch in the city and also to create affordable housing stock.
The 2013 housing policy did not serve its purpose and the government hence, introduced the fresh policy. The state’s 2008 housing policy worked well, as it received 774 proposals for redevelopment, of which 768 were approved. However, the 2013 policy did not take off. It had received only 82 proposals for redevelopment, of which 41 were approved and only five are ongoing.
There are over 10,000 Mhada buildings located in Vikhroli, Goregaon, Jogeshwari, Kurla and other places. Some of these structures are now in a dilapidated condition and need repair. Earlier, the government used to give an FSI of 1.2, plus transfer of development rights, in return for a premium or housing stock.
The government has also brought some relief for tenants residing for years in Mhada transit camps and also decided to regulate encroachers staying in these camps.
