Traffic jams on 17 major roads in the city are likely to be eased as the Brihanmumbai Municipal Corporation (BMC) has made it mandatory for developers to leave open space for road widening in the redevelopment of old dilapidated buildings. The revised draft development plan (DP) 2034 has proposed to leave 4.5 metres of space for these buildings in its guidelines.

The major roads that may get more breathing space are Gopalrao Deshmukh Marg (Pedder Road), Bhulabhai Desai Road, Babasaheb Dahanukar Marg (Carmichael Road), Salebhoy Karim Barodawalla Marg (Altamount Road), Gamadia Road (Walkeshwar Road), Bal Gangadhar Kher Marg (Ridge Road), Laxmibai Jagmohandas Marg (Nepean Sea Road), Nyayamurti Sitaram Patkar Marg (Hughes Road), Chowpatty Sea-Face Road, Lala Lajpatrai Marg (Hornby Vellard), Dr Annie Besant Road, Maulana Abdul

Kalam Azad Road, Swatantryaveer Savarkar Marg (Cadell Road), Senapati Bapat Marg, Dr Ambedkar Road from Byculla Bridge to Sion Causeway and Rafi Ahmed Kidwai Road.

In a bid to ease the traffic jam problem in the city, the BMC has announced guidelines for general building requirements in its revised draft DP. Accordingly, in case of redevelopment of old buildings, it has been proposed to leave a space of six metres for residential and commercial zone and 22.5 metres on express highways or roads wider than 52 metres. Roads in areas located in island city will have three and 4.5 metres of space in residential and commercial zones respectively.

The revised DP has also proposed to increase the per person space in city houses, which is presently nine square metres. The developers have been asked to build a construction that will house eight people in 100 metres, thus increasing the per person space to 12.13 sq metres.
