The state government will not construct a single apartment in the city under Prime Minister Narendra Modi’s pet initiative of ‘Housing For All’ via Pradhan Mantri Awas Yojana (PMAY), citing shortage of land in the island city.

The Maharashtra Housing and Area Development Authority (Mhada), which is the nodal agency for implementing PMAY in the state, has already sent several proposals to the sate revenue department for it to allot around 118 land parcels (850 hectares approximately) in the state for constructing homes under PMAY.

“We expect the state Cabinet to clear our proposals of revenue department’s land parcels in the state in the month of June itself. Also, there is no scope for having land parcels for constructing homes under PMAY in the city, as there are no vacant land parcels. The scope for generating housing stock only is via redevelopment of old structures in the city and for which PMAY cannot be implemented,” said a senior Mhada bureaucrat.

The 118 land parcels are located at the peripheral areas of the city like Thane, Ambernath and Boisar including Pune, Nashik, Aurangabad and Nagpur where the state plans to build houses measuring 30 square metres or less, for which the cost will be around Rs 10 lakh. However, it comes with a condition that the house does not measure more than 322 square feet, and the homebuyer is a first-time buyer whose monthly family income is not more than Rs 25,000. Each homebuyer will also get a housing subsidy of up to Rs 2.5 lakh, for which the Centre will contribute Rs 1.5 lakh and the state Rs 1 lakh.

Additionally the Centre has also announced that a sum of Rs 90 crore would be granted to the state for constructing 1.09 lakh homes under the PMAY.

Last month, the Central government approved the first affordable housing project under the PMAY in the state to construct 30,000 low-cost homes in Solapur where social worker and former MLA of the Communist party Narsayya Adam will construct 30,000 low-cost homes on ‘no profit no loss’ basis for the economical weaker section (EWS) category.

The proposals for constructing homes under PMAY in the state are in the peripheral areas of the city like Thane, Ambernath and Boisar including Pune, Nashik, Aurangabad and Nagpur.
