Chief minister Devendra Fadnavis on Tuesday announced in the Assembly a new Act would be implemented for redevelopment of old buildings giving protection to tenants. The CM also said that an amendment would be made in the Monopolies and Restrictive Trade Practices Act to curb illegal constructions. The announcement was made during the question hour. “We are bringing a new Act for reconstruction of dilapidated buildings. The Act will provide protection to tenants against developers. It will have time-bound projects, as many have seen inordinate delay in the past. Also, the developers sometimes force the tenants to vacate houses. This Act will give the right to the tenants to reconstruct the building, the chief minister said. There are hundreds of old buildings in the island city, especially in South Mumbai awaiting redevelopment. The new Act will push the delayed redevelopment of the buildings.”
MLA Ajit Pawar suggested a structural audit of the buildings before registration to which the CM agreed. The amendment in the MRTP Act will restrict builders from fleecing the tenants by selling illegal construction. The issue was raised in the house several times that the developers construct buildings without permission and sell it off. The tenants suffer later when administration takes action against the illegal buildings. The CM then promised to make changes in the law so that the tenants do not suffer.
