Following a meeting held at Mantralaya on Wednesday regarding the redevelopment of the BDD (Bombay Development Directorate) chawl, chief minister Devendra Fadnavis said that everything has been finalised and a final proposal regarding the redevelopment would be brought before the Cabinet this month itself. He also confirmed that Maharashtra Housing and Area Development Authority (Mhada) would implement the project.
The CM attended a presentation done by the housing development department on BDD chawls.
The British had developed BDD chawls in the 1920s as a low-cost housing solution for the city. There are 207 chawls spread across 93 acres in Worli, Naigaon, N.M. Joshi Marg and Sewri. According to the government officials, nearly 80,000 people are staying in around 13,500 tenements across 207 BDD chawls and the government has spent Rs 143.53 crore on their repairs from 2007 to 2014. Now, the government has taken the decision to redevelop these chawls as they are “beyond repairs”.
“Everything regarding the redevelopment project of BDD chawls has been finalised now and the housing development department will bring the proposal before the state Cabinet for its approval this month. We have also decided that Mhada will be the implementing agency,” the CM said.
Mr Fadnavis further said that all the tenants of BDD chawls will be rehabilitated and the Mhada will use remaining floor space index (FSI) for providing affordable housing. He refused to disclose further details on the grounds that the proposal is yet to come before the Cabinet. “The Cabinet note is not yet ready. It will not be appropriate for me to discuss details before that. Once the proposal is approved in the Cabinet, we will provide all the details,” he said.
However, sources from the housing development department informed that BDD chawls will be redeveloped under the 33(9), cluster development policy of the state and it will get the FSI which is the ratio of the permissible built-up area to the plot area, of 4. Sources further stated that 60 per cent of the constructed area will be used for rehabilitation and 40 per cent for sale.
