The Maharashtra State Road Development Corporation (MSRDC) has received 10 proposals for constructing residential and industrial complexes on the 95-km long Mumbai-Pune Expressway corridor.

The Maharashtra State Road Development Corporation (MSRDC) has received 10 proposals for constructing residential and industrial complexes on the 95-km long Mumbai-Pune Expressway corridor.

The state government had appointed MSRDC as special planning authority (SPV) for the area. In a notification issued in February, the state urban development department declared 84 villages on the expressway under MSRDC’s jurisdiction and directed it to form its own development control regulation (DCR).

“We are scrutinising the 10 proposals from private developers and have also communicated to the City and Industrial Devel-opment Corporation (Cidco) to forward us the proposals it received from private parties for the development at Navi Mumbai Airport Influence Notified Area (NAINA). There could be a few proposals that aren’t feasible for Cidco, but could be for us,” said P.K. Patil, executive engineer, MSRDC.

The MSRDC’s jurisdiction will cover 84 villages in Panvel and Khalapur talukas. Villages under the Maval taluka, Pune district and NAINA will not come under the jurisdiction of MSRDC.

According to MSRDC officials, the body is planning to develop growth and industrial sectors along the expressway. The planning will be done on the same lines as that of Mumbai Metropolitan Region Development Authority (MMRDA) and Cidco. MSRDC also plans to acquire land via land pooling and Transfer of Development Rights.

However, an official from the lands and estate department, said, “Much of the land is under No Development Zone (NDZ) and we are still carrying out surveys to see how many hectares of actual land can be used for development purpose.”

In a study, conducted by a state government committee on the expressway, it was found that the development pattern was not planned and needed appropriate planning.

“We have carried out major demolition drives on the expressway where we have acted against illegal encroachments on the old Mumbai-Pune highways and also the expressway in order to have planned development on the expressway,” said Sanjay Gurgunde, executive engineer, MSRDC.
