Residents of 30-yr-old bldgs get FSI bonanza

According to civic officials, a new provision has been made in DP for the redevelopment of private buildings.

Mumbai: The Development Plan 2034 has come as a bonus to residents living in buildings that are over 30 years old. Such residents will now get 15 per cent free additional floor space index (FSI) while developing their buildings. On this, they will not have to pay any
premium.

According to civic officials, a new provision has been made in DP for the redevelopment of private buildings. Structures that are more than 30 years old, will be given 15 per cent additional FSI free, without any premium. It means residents living in old buildings are likely to get an additional room in their flats after redevelopment.

“There was no plan for the redevelopment of private buildings. However, a significant provision has been made for them in the new DP,” said a senior civic official.

Till now, 15 per cent fungible FSI was given on staircases and passages, and residents need to pay premium on it. However, the new DP will provide additional 15 per cent FSI during the redevelopment of these buildings, he added.

In addition to this, the DP has also decided to widen the space between two buildings in rehabilitation schemes (slum rehabilitation authority, development of cess buildings).
