Building plan approval system goes digital

Earlier, the permitted limit for building sanction plan on self certification was 105 square metres, which now has been extended up to 500 square meters.

New Delhi: In a major relief to Delhiites ahead of the forthcoming Assembly polls, the municipal corporations will now sanction online building plan of residential buildings up to 500 square metres under the Unified Building Bye Laws 2021. Earlier, the permitted limit for building sanction plan on self certification was 105 square metres, which now has been extended up to 500 square meters.

Under the ease of doing, the South Delhi Municipal Corporation (SDMC), being the nodal agency, has developed an online module for the sanction plan in respect of the low risk residential buildings up to 500 square meters and the construction permits can be applied online by using the common application form. No personal interaction with the MCD offices and officers concerned will be required in any case.

The SDMC has developed a dashboard to provide the latest status of each case in order to make sure that the things are moving in the right direction. Hence, there is no scope of any delay.  

“Even all payments can be made online and calculations can also be done with the help of online calculator. The initiative led by SDMC for issuance of construction permits by the three Municipal Corporation of Delhi under ease of doing business has further been strengthened and suitably eased,” said a senior official.

Lieutenant-governor Anil Baijal, in the presence of all the three mayors and the three municipal commissioners, on Tuesday, launched the development module for the sanction of building plan up to 500 square meters by professionals (architect/engineers).

In this system, all the inputs submitted by the registered architect will be checked automatically by the software based rule engine of the system, which has been made in line with the Building Byelaws, Master Plan 2021, and relevant Acts.

According to SDMC commissioner Gyanesh Bharti, at present about 1,491 architects are registered with the system, who can immediately start using this facility and the process could even be completed within a single day itself.

“This process does not require any physical interface of the MCD and the registered architects will be able to generate their sanction automatically through the system by completing the requisite formalities online and digitally signing the sanction letters,” he added.
